Greetings, everyone!

If today was "work", we say...bring more of it on! We left at 9:30 this morning and just got home at 4:30 after a morning of looking at houses, a lunchtime strategy session, and an afternoon of making offers on two houses that are in really hot areas of Nashville.

Both homes were built in the 40s; one needs a kitchen makeover, HVAC, and some other cosmetic and landscaping work, and has potential as either a rehab or a rental. Both investor strategies are doing well in the area.

The other is the area known as 12 South, where savvy rehabbers are making $50,000 and sometimes as much as $100,000 or more on projects. This particular house is tiny, but has a huge lot that already is zoned to be divided and built on. We plan on wholesaling this house if our offer is accepted; one strategy for the buyer could be to add on (it is structurally sound, just needs cosmetic work). Another strategy would be to tear it down and build. That is happening quite a bit in 12 South. In fact, we have some friends who are all over that area, demo-ing and building SIP homes on the emptied lots. We wondered why they did not buy this particular house, and then learned that they had just acquired five properties and were maxed out. Lucky us if the seller accepts our offer!

We found the houses on the MLS. What prompted us to at least look are the friends who are building SIP homes. That is how they acquire their many properties in 12 South. A friend who is a Keller Williams agent and works with a lot of investors represented us to make the offers. We decided to give the MLS a try, although it is not something we will do all the time. Who knows at this point whether the sellers are motivated enough to accept our offers, or whether other investors have outbid us on the 12 South property?

Well, we will know by 9 p.m. tomorrow. This is more fun than poker.

you guys are doing great by getting out and talking to sellers, looking at houses, getting familiar with local property values.
