Greetings...Karen and Steven here.
Today was a gorgeous sunny day in Middle Tennessee. Steven and I were excited this morning when we checked out email because someone had called our toll-free information line and left a message! We can check the messages via email, which is really convenient.
We called the person, who found out about our real estate investment business through our $5 weekly ad in an area newspaper. Turns out, the seller lives just a couple miles from our house. The house he is selling was built in 1900, and we are going to see it tomorrow at 5 p.m. I am very eager to see it since I love old houses.
We also drove out to Williamson County, about an hour south of us, to follow up on a couple of leads. We combined driving past the properties with a trip to the mall and to see our insurance agent. One property, a condo built in '69, turned out to be really nice on the outside, so we will call the seller. We had wondered about it because the price was veeery low. It is in downtown Franklin, which is a very quaint, 200-year-old town and a very desirable place to live.
The second home was just outside downtown Franklin, and looked like it was build in the 40s. I fell in love at first sight! The condo lead came from the internet, but the 40s home came from a bird dog we found by posting on an online group for people in job search.
The bird dog also gave us two other leads near Vanderbilt University in Nashville so we drove by those, too. One is a rental property which has had a "For Rent" sign in the yard for about six months.
Yesterday, I worked on a sales letter for David's new ebook on finding distressed properties and the funds to fund the deals! It's packed with a lot of valuable online resources and is a bargain at $47. Please let us know if you want to reserve a copy and watch the website, www.realestateteleclinic.com.
Thursday we are heading for Atlanta for Lou Castillo's three day Explode Riches real estate investing workshop., so it is a busy time.
