Hi, its David here. Today i got a call back from a seller i saw yesterday. The home in question is 4 bed 2 bath home that needs probably $5k in work to make retail ready with a value fixed up of about $75,000. Yesterday the seller was asking for $65,000 and i let her know her best bet would be to list the home with an agent and let me be her plan B. I made sure she understood that a retail sale will mean netting 10-14% less at closing than the sales price once you figure in realtor commissions and buyer closing costs. I also made sure she was aware that half of all retail sales dont really close(at least in Memphis that is). Well a fast close within 20 days is her main objective and she owns the home free and clear. My feeling is that any price below $40k would be alright on this deal and the seller originally bought the home for $40k. Well last night she called and left a message asking if we could pay $55 then today she called me and asked if we could do $50k and i told her i really could only offer her $35k. Then she stated that she thought we had already offered her $40k the day before when actually what i said was we would probably offer something around the price she had originally bought the house at. So i asked is that the price she would like and she said yes. however i am still holding out for a few more thousand and will call her back tomorrow and let her know i can do $36.5k and see if that works for her. if you dont already subscribe to our free e-course you can sign up at
